Looking to capitalize on a highly visible location on busy US Highway 29 (Emmet Street) in the City of Charlottesville, we were hired to design a site plan for a new Zaxby’s restaurant. Our familiarity with Charlottesville’s requirements and the community-at-large were instrumental in overcoming two challenges related to the desired lot.
First, we helped the developer obtain a Special Use Permit for a drive-thru window by participating in community meetings, attending planning commission meetings, and working with City staff to address public concerns and comments.
Second, our firm developed a site plan for this narrow lot that not only met the City’s setback requirements but also provided Zaxby’s with their desired number of parking spaces and a drive-thru lane.
We also developed preliminary and final site plans that showed the phased removal of the existing restaurant, layout of pedestrian routes, code-compliant landscaping, dumpster enclosures, and new utility services.
