Situated at the entrance to downtown Blacksburg, the intent of the six-story Gilbert Street Mixed-Use Development is to make Blacksburg a more walkable urban district. With nearly 250,000 square feet of Class A office space, retail, and restaurant space, the building’s rooftop will feature a restaurant and outdoor event space. This development – rising nearly 100 feet in height – will provide panoramic views of downtown Blacksburg. Situated on approximately 3.6 acres, the development replaces two existing buildings at the corner of Prices Fork Road and Turner Street and provides Virginia Tech with four stories of office space. Additional amenities include a ground-floor urban plaza with another restaurant and parking garage partially below grade.
We have been involved with the project’s architect-of-record, Hanbury, since its inception. Among other services, we have prepared boundary and topographic surveys, conducted fire flow testing, and developed comprehensive site/civil design plans that included sidewalk and crosswalk enhancements for building accessibility. Our role in a series of public meetings also helped secure the approval of several entitlement applications, e.g. rezoning, conditional use permit for building height, and right-of-way vacations on Gilbert Street. This project is still in development.
